Works Completed to Refurbish a Fire Damaged Cottage
The work has recently completed on a four-month project to refurbish a 3-bed cottage which was badly damaged by a house fire.
James Slater & Co were contacted immediately after the fire to assess the damage and act on behalf of our clients who own the cottage. We carried out a full survey of the damage and worked with our Client and their Insurer’s Loss Adjuster to create a scheme to renovate the property, reinstate the damaged elements of the structure, replace burnt or damaged fittings and services, eliminate serious smoke damage and manage the works.
James Slater & Co obtained Listed Building Consent for the works as the property, which is Grade 2 Listed as the renovation required replacement of damaged structure and changes to meet today’s Regulations. This was followed by our preparing a written Specification and Working Drawings which were sent out to three contractors to tender. Building Regulations Approval was also obtained using the Local Authority Building Control service.
The fire occurred in November last year but the process to assess the damage, obtain Listed Building Consent and devise the scheme took more than six months before the work could start, despite all stakeholders and agencies involved working together in full cooperation.
Once the tenders had been received James Slater & Co provided advice to help the client select the most suitable contractor who was awarded the Contract for the works. James Slater & Co oversaw the works as Contract Administrator and Project Manager through to completion and closely cooperated with the Client, Contractor and Loss Adjuster throughout.
As you can see the results are a joy to see and the client is delighted with the completed works.
